Walk through your home one last time before it goes on the market. Inevitably during the repair process things are going to get bumped, scraped or chipped. Whether you’re doing the repair yourself or you have a trusted contractor, it never hurts to double-check everything before you have potential buyers walking through your property. They are going to be “kicking the tires” and closely examining everything, so you should too. Here’s what to look for.
- Does the paint have an even coat? Look at the walls and ceilings in sunlight and the normal room light.
- Are the door knobs and drawer pulls firm and not wobbly when you pull on them?
- Are there any burned out lightbulbs anywhere? Even in the fridge?
- Is there weather stripping on all the doors and windows?
- If there’s a deck is it secure and level?
- Are any of the faucets leaking?
- Are carpets in place and slip proof?
- Run water through all faucets and toilet and check for leaks
- Make sure the stove works
- Open and close all windows
- Test the heating and air conditioning
- Test all the appliancesEven if you double checked everything at the time the repairs were completed, it always pays to go back and check them again. Some flips can take 2 to 6 months to finish, so things can go wrong from the time the first work was done. Double checking everything before you have potential home buyers walking through reduces the likelihood that they’ll encounter friction on the deal, and it avoids unpleasant surprises.
