Flipping a Home in the Summer: Making the Most of Summer’s Active Selling Market

Summer is traditionally the most active time for home sales. Many places through the US enjoy nice weather and longer days. Kids are out of school so parents are more motivated to sell, buy, and move. Late spring and early summer is the most active time period for the real estate market. Let’s look at some ways to make the most of flipping a home in the summer.

Price your property below market value

Take advantage of more buyers in the summer by pricing your fix and flip property below market value. If you’re in the business of flipping homes, cutting hold time is one of the fastest and most critical functions of increasing the profitability of your business.

Landscape upkeep

Most fix and flip properties won’t have the lawn watered regularly. But that does not mean you should neglect all lawn duties while it’s on the market. Keep the yard mowed, weeds at bay, and shrubs and other landscaping needs under control. If your goal is to flip the property in 150 days or less, it should only be on the market a short period of time. In that case, it will only need a couple bi-monthly appointments from a hired landscaper to help keep its appeal up before you have it under contract. We know annual flowers are great for curb appeal and color, but without daily watering they will die. Dead potted flowers can give off the impression of neglect.

Allow the natural light in

Remove any heavy window coverings and replace them with light and breezy light-colored curtains for summer. Open blinds to the top of the windows and hide the strings. If there is not a great view from a window, keep the blinds closed.

Offer longer viewing hours

Since it stays light longer in the day, you can comfortably offer later viewing hours for the after-dinner time frame. Flipping a home in the summer can often rest on simply being available at the right time.

Set up a nice outdoor area

If you are staging the property, you could set up some patio furniture and a table in a nice corner of the yard or deck. People want to be inspired for outdoor living and how they can use their space for entertaining and relaxing.
